What Separates Portals, Beyond Coverage

Comparing portals by catalogue size is the wrong measure. Four things decide whether you see a property at all.

Who pays to be there. Agencies pay per portal. Small offices list on one, large groups on all of them. The most expensive portal in a market therefore rarely has the most complete list — it has the best-funded advertisers.

How fast a listing lands. Between an agency entering a property and a portal showing it, anything from two minutes to two days passes, depending on the feed. In a tight market that window is the whole game.

How deep the filters go. Every portal filters price, surface and rooms. Almost none filters what people actually decide on: no ground floor, lift above the third, no walk-through rooms, quiet side. Those live in the description text, not in the fields.

How the alerts behave. Each portal mails on its own schedule. Three portals across two countries is thirty mails a week, of which perhaps five matter.

The Same Flat, Three Times

One property routinely appears on three portals under three references, three prices and three photo sets. It distorts everything: the market looks bigger than it is, and you evaluate the same flat three times over.

Reliable tells:

  1. Floor plan and photo order — agencies reuse the owner's images, usually in the same sequence.
  2. Surface to the decimal — 72.4 m² is rarely a coincidence; 72 m² often is.
  3. Price history — the same property drops on every portal on the same day.
  4. Street rather than address — most portals show the street, which is enough to match on.

Cross-Border Search Strategy

If you're searching in multiple countries:

  1. Identify 2 portals per country (primary + secondary)
  2. Set up broad alerts on each portal
  3. Funnel all alerts to a single AI filtering service (FilterWise)
  4. Use one set of criteria that holds across markets

The AI handles the differences in listing format, language, and data presentation — giving you a consistent evaluation across all markets.

What Portals Don't Tell You

No portal in any country provides:

  • Price per m² as a filter
  • Yield or cash flow calculations
  • Subjective quality assessments
  • Complex conditional filtering
  • Cross-portal deduplication

These gaps are exactly what AI filtering addresses.
